Lumank Inc. – General Terms & Conditions
This document outlines the terms and conditions (“Agreement”) governing all services provided by Lumank Inc., including but not limited to the installation and servicing of heat pumps, weatherization systems, furnaces, water heaters, and stoves.
This Agreement is binding upon the acknowledgment and approval of the OWNER/CUSTOMER (“OWNER”), which may be provided through signed contract, email, or text confirmation. Quotes are valid for thirty (30) calendar days from the date issued. Prices, rebates, and terms are subject to change after this period.
1. General Scope of Work
Lumank Inc. agrees to furnish all necessary labor, materials, and equipment to perform the work described in the approved quote or work order. The work shall be conducted in a professional and workman-like manner and shall comply with applicable manufacturer instructions, local building codes, and relevant regulations.
2. Acceptance and Authorization
Work may begin once the OWNER provides written approval of the quote and terms. Approval may be given via:

Email confirmation,

Text message,

Or payment of the initial deposit.
3. Payment Terms

Payment is due as stated on the final invoice.

Full payment is due upon completion unless otherwise agreed in writing.

Overdue balances will accrue interest at 1.5% per month.

OWNER shall be responsible for all collection costs, including attorney fees, in the event of nonpayment.
4. Permits, Inspections & Code Compliance
Lumank Inc. shall obtain necessary permits when stated in the agreement. OWNER is responsible for granting access for inspections. Any corrections required by final inspection will be treated as warranty work if payment is complete.
5. Limited Warranty
Lumank Inc. warrants that the installation will be free of defects in workmanship for a period of one (1) year from the date of completion. Manufacturer warranties for equipment apply and are the responsibility of the manufacturer. Lumank Inc. does not provide additional warranties beyond those stated herein.
6. Limitation of Liability
Lumank Inc. shall not be liable for:

Consequential, incidental, or indirect damages;

Pre-existing conditions;
-
Equipment or work performed by third parties;
-
Damage caused by OWNER misuse, unauthorized modifications, or acts beyond Lumank Inc.'s control (e.g., weather events, vandalism, etc.).
OWNER agrees to indemnify and hold Lumank Inc. harmless against claims arising from such conditions.
7. Hazardous Materials & Environmental Conditions
Lumank Inc. is not responsible for the detection, removal, or handling of hazardous materials (e.g., asbestos, lead, mold). If such materials are encountered, work will halt until the hazard is resolved at OWNER’s expense.
8. Site Access and Conditions
OWNER shall ensure safe access to the property, including utilities and entry to work areas. Delays caused by lack of access or unsafe conditions may result in additional charges.
9. Equipment-Specific Provisions
A. Heat Pumps

Heat pumps are typically not whole-home heating solutions and may require auxiliary heat sources.

Performance depends on insulation, ductwork, building envelope, and ambient conditions.

Lumank Inc. is not responsible for performance deficiencies due to inadequate pre-existing infrastructure.
B. Weatherization Services
-
Includes air sealing, insulation, and energy-efficiency upgrades.
-
Lumank Inc. does not guarantee energy savings.
-
OWNER acknowledges potential changes to indoor air quality and accepts responsibility for managing ventilation and moisture control.

Lumank Inc. is not responsible for hidden structural damage revealed during installation.
C. Furnaces
-
Furnace sizing is based on available data and may require system balancing.
-
Final performance depends on ductwork and ventilation.
-
Lumank Inc. does not warranty existing system components that interface with new equipment.
D. Water Heaters
-
Installation includes code-compliant connections.
-
OWNER is responsible for maintenance post-install.
-
If existing plumbing or valves are found defective or non-code compliant, additional charges may apply.
E. Stoves (Gas or Electric)
-
Installations include hookup to existing compliant utilities.
-
OWNER must ensure availability of power/gas source.
-
Lumank Inc. is not responsible for stove performance unrelated to installation or tied to utility service issues.
10. Delays & Cancellations
If work is delayed due to OWNER's failure to provide access or complete prerequisites (e.g., asbestos removal, permits), Lumank Inc. may charge for time and materials used up to that point. Cancellations after work begins will result in charges for completed labor and materials.
11. Final Inspection & Completion

Final payment is due upon substantial completion, regardless of permit status unless stated otherwise.

Lumank Inc. will address punch list items or inspection corrections as part of warranty work.

Warranty is not activated until full payment is received.
12. Governing Law
This agreement shall be governed by the laws of the State of Washington. Any disputes arising shall be subject to jurisdiction within King County, WA.
Lumank Inc. – 1-Year Limited Workmanship Warranty
Scope of Warranty
This 1-Year Limited Workmanship Warranty covers defects in the workmanship of installations and services performed by Lumank Inc. for a period of one (1) year from the date of original installation. This warranty applies to the following categories of work:

Heat Pump Installations

Weatherization Services
-
Furnace Installations
-
Water Heater Installations
-
Stove Installations (Gas & Electric)
This warranty pertains solely to the quality of Lumank Inc.’s workmanship and does not cover the equipment, appliances, or materials themselves, which may be subject to separate manufacturer warranties.
What is Covered
During the one-year warranty period, Lumank Inc. will, at its discretion, repair or rectify any issues directly resulting from faulty workmanship. Coverage includes, but is not limited to:
1. Heat Pump Installations

Refrigerant line leaks caused by poor connections or brazing.
-
Faulty thermostat wiring or programming errors due to installation.
-
Improperly sloped or secured condensate lines installed by Lumank Inc.
-
Improperly sealed or connected ductwork or mounts not meeting code.
2. Weatherization Services
-
Improperly installed air sealing (e.g., failed caulking, foam gaps, unsealed penetrations).
-
Insulation issues such as settling, gaps, or voids caused by installation error.
-
Incomplete weather stripping or improperly applied vapor barriers.
-
Unsafe or non-code-compliant sealing near combustion appliances or vents.
3. Furnace Installations
-
Flue venting or condensate drainage improperly installed by our technicians.
-
Faulty gas or electrical connections introduced during our installation.
-
Mounting or support failures related to our handling.
4. Water Heater Installations
-
Leaks at joints, valves, or fittings installed by Lumank Inc.
-
Improper expansion tank or pressure relief valve installation.
-
Gas, electric, or venting connections installed out of compliance with code.
5. Stove Installations
-
Loose or faulty gas or electric hookups performed by Lumank Inc.
-
Unsecured appliance mounting when performed by our team.
-
Improper venting or range hood connections when included in scope.
What is NOT Covered
This warranty does not cover the following:

Manufacturer Defects in equipment, components, or accessories.
-
Normal Wear and Tear expected through regular use.
-
Damage Due to Improper Use or Lack of Maintenance, including:
-
Not changing filters, flushing tanks, clearing drains, or following manuals.
-
-
Acts of Nature or External Damage, including fire, flooding, freezing, power surges, pest infestation, or vandalism.
-
Pre-Existing Conditions in ductwork, plumbing, electrical systems, venting, or building structure.
-
Modifications or Repairs by Others, including unauthorized technicians or third-party alterations.
-
Cosmetic Issues such as minor scratches, scuffs, or noise that do not affect functionality.
-
Equipment Relocation after installation unless performed by Lumank Inc.
-
Access-Related Costs to walls, ceilings, finishes, or landscaping required to reach the unit for warranty repair unless the issue was caused by our installation.
-
Code Changes After Installation: Lumank Inc. is not responsible for retrofitting past work to meet updated codes unless required at the time of install.
How to Obtain Warranty Service
To initiate a warranty claim, please contact us with the installation address, date of service, and a brief description of the issue. A technician will be scheduled to inspect the issue. If the problem is determined to be caused by workmanship, Lumank Inc. will complete the necessary repairs at no cost to the customer.
Additional Terms

This warranty is non-transferable and applies only to the original OWNER at the time of installation.

All warranty work must be performed by Lumank Inc. or its authorized subcontractors.

Lumank Inc. reserves the right to determine, in its sole discretion, whether the problem is due to workmanship.

This warranty is in addition to any rights the customer may have under applicable state or federal consumer protection laws.
